**GENERAL TERMS AND CONDITIONS OF SALE

Seasonal Rental – ""Le Petit Cocon Portsallais"" Cottage** Managers: Sébastien and Magalie Marzin

These General Terms and Conditions of Sale (hereinafter "GTC") govern the seasonal rental of the Le Petit Cocon Portsallais gîte.

Any reservation implies full and complete acceptance of these Terms and Conditions , materialized by ticking the box ""I have read and I accept the General Terms and Conditions of Sale"" when making the reservation.
No handwritten signature or document submission is required.


1. Designation of the dwelling

The accommodation in question is a furnished tourist cottage , named:

The Little Cocoon of Portsallais
📍 27 route de Pen an Douarou, 29830 Portsall

The accommodation is rented furnished and equipped, exclusively for tourist stays.


2. Length of stay

The rental is granted for a fixed period , specified at the time of booking.

The tenant may not under any circumstances claim any right to remain on the premises beyond the reserved period.


3. Arrival and departure conditions

  • Arrival time :
    👉 from 3pm
  • Arrival method :
    👉 Self check-in via key box
    The necessary information will be provided before arrival.
  • Departure time :
    👉 before 10am on the last day of the stay

Any unauthorized overtime may result in additional charges.


4. Capacity and occupancy

The accommodation is rented for a maximum number of people defined at the time of booking.
Any unauthorized overcrowding may result in the immediate cancellation of the stay without compensation.


5. Animals

👉 One pet is allowed during the stay.
The tenant agrees to:

  • ensure the cleanliness of the premises,
  • to avoid any damage,
  • Do not leave the animal alone for extended periods if it is likely to cause a nuisance.

6. Rules of Conduct – Use of Premises

The tenant agrees to behave respectfully towards the premises and the neighborhood.

🚫 Parties, gatherings and festive events are strictly prohibited.
Any breach may result in the immediate termination of the stay, without refund.

The tenant agrees to:

  • respect the peace and quiet of the neighborhood.
  • use the accommodation in accordance with its intended purpose.
  • return the accommodation in a satisfactory condition.

7. End-of-stay cleaning

🧹End-of-stay cleaning is included in the rental price.

However, the tenant is required to comply with the departure rules , including:

  • Clean and tidy dishes
  • bins emptied,
  • refrigerator emptied
  • accommodation left in a normal state of cleanliness.

In case of clear non-compliance, additional charges may be applied.


8. Prices and payment

The applicable rates are those indicated at the time of booking.

The reservation becomes firm after:

  • Payment confirmation
  • acceptance of these Terms and Conditions.

9. Cancellation

The applicable cancellation conditions are those specified at the time of booking (booking platform or website).


10. Insurance

The tenant declares to be covered by aholiday civil liability insurance for the duration of the stay.


11. Responsibility

The owner cannot be held responsible in the event of:

  • flight,
  • loss,
  • damage to the tenant's personal belongings.

12. Personal Data

The data collected during the booking process is used solely for the purpose of managing the stay and is not shared with third parties.

13. Cancellation conditions

The reservation becomes firm and final upon receipt of the full amount of the stay.Payment is due one month prior to your arrival. This payment serves as a deposit. (For stays in July and August, payment must be made before June 1st. After this date, and without payment from you, the property will be made available for rent again.)

Any cancellation must be notified in writing (email or letter); the date of receipt of the notification will be considered valid.

The following conditions apply:

Cancellations made less than 30 days before your arrival will not be refunded after this date.

IN CASE OF EARLY DEPARTURE BY THE TENANT, NO REFUND WILL BE GRANTED.

IN CASE OF EXCEPTIONAL CANCELLATION BY THE LANDLORD RELATED TO A LEGITIMATE REASON OR IN CASE OF FORCE MAJEURE MAKING THE ACCOMMODATION UNAVAILABLE, THE SUMS PAID WILL BE FULL REFUNDED TO THE TENANTS WITHOUT ANY ADDITIONAL COMPENSATION BEING CLAIMABLE;

13. Acceptance of the General Terms and Conditions of Sale

Confirmation of the reservation implies that the tenant:

  • acknowledges having read these Terms and Conditions.
  • accepts them without reservation.
  • waives any claim related to the absence of a handwritten signature.

Seasonal Rental – Apartment 409 Sea View**

These General Terms and Conditions of Sale (hereinafter "GTC") govern the seasonal rental of the accommodation L'Appart 409 Vue Mer .

Any reservation implies full and complete acceptance of these Terms and Conditions , materialized by ticking the box ""I have read and I accept the General Terms and Conditions of Sale"" when making the reservation.
No handwritten signature or document submission is required.


1. Designation of the dwelling

The accommodation in question is a furnished tourist apartment , named:

Apartment 409 Sea View
📍 4 Boulevard de la Mer, 29217 Plougonvelin
📐 Area: 47 m²

The apartment is located within a tourist residence: La Résidence de Berthaume .

Lessor: SCI Sebalie, capital €1500, registered office: 1 rue Jacques Cartier, 29290 Milizac, RCS 988 404 091, Siret 988 404 091 00015, represented by its manager, Magalie Marzin

The accommodation is rented furnished and equipped, exclusively for tourist stays.


2. Accommodation capacity

The accommodation is designed for a maximum of 2 people .

Any occupancy by an unauthorized number of people may result in the immediate termination of the stay, without refund.


3. Length of stay

The rental is granted for a fixed period , specified at the time of booking.

The tenant may not under any circumstances claim a right to remain on the premises beyond the reserved period.


4. Arrival and departure conditions

  • Arrival time :
    👉 from 4pm
  • Arrival method:
    👉 Self check-in via key box
    The tenant agrees to properly close the key box after opening it .
  • Departure time :
    👉 no later than 11am on the day of departure

Any unauthorized overtime may result in additional charges.


5. Included services

Included in the rental:

  • 🥂 An appetizer platter or box
  • 🧹 End-of-stay cleaning
  • 🏊 Access to the residence's swimming pool and sauna
  • 💶 Tourist tax

👉 No additional charges will be applied when booking.


6. Access to the swimming pool and sauna – Mandatory rules

The tenant agrees to:

  • Please respect the premises, equipment, and opening hours of the swimming pool and sauna.
  • You must wear your pool wristband whenever you use the facilities.
  • adopt respectful behavior in accordance with the internal regulations of the residence.

⚠️ Any breach may result in the termination of access to the equipment , without compensation.


7. Tourist Residence – Vacancéole Staff

The Berthaume residence is partially managed by Vacancéole .

The tenant is expressly informed that:

  • Vacancéole's reception staff are exclusively dedicated to holidaymakers who have booked accommodation managed by Vacancéole .
  • The tenant of Apartment 409 Sea View agrees not to solicit or disturb Vacancéole staff for any reason whatsoever.

All requests must be addressed solely to the owner or their representative.


8. Use of the dwelling – Living in a condominium

The tenant agrees to strictly adhere to the rules of co-ownership.

🚫 The following are strictly prohibited :

  • parties, evenings or gatherings,
  • any noise pollution,
  • tobacco inside the accommodation ( non-smoking accommodation ).

The tenant agrees to:

  • respect the peace and quiet of the neighborhood.
  • to use the accommodation peacefully,
  • cause no damage to the accommodation or equipment.

9. End-of-stay cleaning and departure procedures

🧹 End-of-stay cleaning is included in the rental.

However, the tenant agrees to comply with the departure terms , including:

  • Clean and tidy dishes
  • bins emptied,
  • refrigerator emptied
  • accommodation left in a normal state of cleanliness.

In the event of clear non-compliance, fees may be charged retroactively.


10. Responsibility and damage

The tenant is responsible for any damage caused to the accommodation, furniture or equipment during the stay.

Any damage may result in a charge.


11. Insurance

The tenant declares that he is covered by holiday civil liability insurance for the duration of the stay.


12. Personal Data

The data collected during the booking process is used solely for managing the stay and is not shared with any third party.

13. Cancellation conditions

The reservation becomes firm and final upon receipt of the full amount of the stay. Payment serves as a deposit.

Any cancellation must be notified in writing (email or letter); the date of receipt of the notification will be considered valid.

The following conditions apply:

Cancellations made more than 30 days before arrival date will receive a full refund. Except for July and August, when refunds will not be processed after June 1st.

Cancellations made less than 30 days before your arrival will not be refunded after this date.

IN CASE OF EARLY DEPARTURE BY THE TENANT, NO REFUND WILL BE GRANTED.

IN CASE OF EXCEPTIONAL CANCELLATION BY THE LANDLORD RELATED TO A LEGITIMATE REASON OR IN CASE OF FORCE MAJEURE MAKING THE ACCOMMODATION UNAVAILABLE, THE SUMS PAID WILL BE FULL REFUNDED TO THE TENANTS WITHOUT ANY ADDITIONAL COMPENSATION BEING CLAIMABLE;

14. Acceptance of the General Terms and Conditions of Sale

Confirmation of the reservation constitutes:

  • Please read these Terms and Conditions in full.
  • unconditional acceptance,
  • recognition of their contractual value,
  • waiver of any right to contest the absence of a handwritten signature.
